I’m Thinking of Selling…What Exactly Should I Fix and What Shouldn’t I?

If you’ve been thinking about selling your home, this is sure to be a question on your mind. But the answer isn’t quite what you would think!

Home sellers are often concerned with making minor repairs and updates in the home, such as updating a kitchen or bathroom, painting, fixing small holes or maintaining landscaping, when in fact they should be concentrating on bigger ticket items.

Most buyers will want to know that the major issues have been fixed or replaced, giving them peace of mind to move into the home and make the space their own. Most new homeowners do not want to worry about replacing a roof or fixing structural issues before they need to move in.

When preparing to sell, the focus of the seller should be ensuring the roof is in good condition, heating and cooling systems are in good working order, and any major leaks/damage to the structure of the home have been taken care of. You may also want to consider painting the exterior of the home, especially if there is chipping paint on the outside of the home or windows.

While it is always nice to see an updated kitchen or bathrooms, and a fresh coat of paint, many homebuyers like going into the home and being able to envision what they can do with the space and be able to create a space with their own personal touches and style preferences.
